Project Description: A rural residential housing development having a neighborhood-style environment and unique identification offering moderately sized lots, buried utility facilities and public sewer and water.
Project Solution: A Bradford Pear tree-lined cul-de-sac street was selected by the owners. Stormwater management facilities were designed to blend into the topography. Rock sumps were designed for managing “on-lot” runoff.
Project Results: Stiffler McGraw prepared drawings to obtain necessary approvals to meet the Taylor Township Subdivision and Land Development Ordinance provisions. A subdivision plan was prepared to divide the 43.25 acre property into 33 single-family lots.
Design, permitting, and coordination were provided for roadways; public sewer and water lines; and storm sewer, storm water management, and storm water infiltration facilities. Conduits for buried utility facilities were laid out and installation was coordinated with the respective providers.
An erosion control plan was prepared and the associated permitting was obtained. Construction plans were prepared and “as-built” documents for the infrastructure were completed. Lot sales during the “down” economy of 2009 and 2010 outpaced other Blair County developments.
